★★★★★“Steven (Edinburgh Stone Repair) and his team have done an outstanding job repairing the structurally unstable chimney wall at my Edinburgh Tenement flat. The wall was a party wall at the roof of two tenements, servicing (gas and fire) roughly 20 different properties through its flu network and was 5 stories in the air above a public road. This project was an administrative nightmare as there were 35 owners (shopfronts and flats) financially involved across the two tenements. The council applied a statutory notice to the building naming it immediately structurally unsafe. Roughly 15 highly competent and popular Edinburgh roofing and building companies were approached for this project. Only 2 companies felt confident to take the job on, and both of which I was impressed with at the outset. One of which companies was Edinburgh Stone Repair. All the other companies refused to quote for the job based on the engineering complexity and potential difficulties that might arise. Out of the two companies that did provide a quote, we chose Steven for several reasons: 1. His price was more attractive. 2. His quote was more comprehensive and fully encompassing of all the concerns we'd raised. 3. The material choices in the quote were of higher quality. 4. The quote was underwritten with a warranty. 5. His communication was always immediate. 6. He was happy and lenient to work with a structural engineer of our choosing onsite if this was required or work directly with the landlords if we chose this. One of the things I've been most impressed by is a large section of the wall, specifically the bulged unstable area, has been renewed with fresh sandstone. This wasn't part of the original quote as brick and render was confirmed as being far cheaper, however they decided to use sandstone for this section instead which looks great aesthetically. As per the quote they brought the brick section down as far as the top of the skewed coping stones, and the area below that has been renewed with fresh sandstone at the bulge, and descaled and repointed everywhere else all the way to the bottom corners of the wall where it meets the roof of the tenement. I've also been very impressed by the leadwork which has been completed to a higher standard than I've seen previously completed by other roofers. A full selection of progress photos was provided to me to prove that the hidden features of the project that can't be seen after completion were all completed as per the quote, and that all the correct materials were used throughout. If I had a concern about something being missed Steven would get it completed that same day. There were two additional jobs that had to be completed, not originally included in the quote. However, this was expected as we were uncertain about the internal structure of the wall and this couldn't be quoted for until after being dismantled. The two additional jobs ended up being reasonably priced and only added on about 5% to the overall price quoted for. On the day of completion there was a report of blocked drains in the tenement which was presumed to be caused by the builders. Steven contracted out a drain cleaner that same day, in case by some chance it was his team. It was then, with photo and video evidence, confirmed to be caused by kitchen fats, food waste and hair. There was also a concern about the windows being left mucky after completion of work and Steven without any fuss agreed to get a window cleaner out to deal with this. Every concern has been dealt with immediately and professionally. This has been the same attitude throughout the project, and it's made the entire project so stress free. They replaced a number of stones and the results are stunning. I was very impressed with how good a match the replacement stone was and how perfectly the carving of the detail on the lintel they replaced is to the original. I was very surprised at how reasonable the price was considering the amount of work they did. They also completed the work exactly in the timeframe they gave me in the quote.
